Building Regulations

Full Plans submission, Building Notices & Regularisation

The building regulations apply to most building work and ensures that the new buildings meet health, safety, welfare, convenience and sustainability standards. Your local authority or an approved inspector can check your submitted application; the person carrying out the works decides who will undertake this.


Unlike planning permission the regulations are related to the specifics of how the building should be constructed and not whether the development can go ahead or not. The drawings required have a greater degree of technical detail compared to the planning drawings, drawn at a scale of 1:50 with additional sections to highlight construction build up. We produce a document entitled ‘Schedule of Works’ specifying the materials and methods to be used along with target U-values (relates to heat loss through the fabric of the building).
Where structural alterations are proposed, calculations will be required this will be undertaken by a structural engineer. We are happy to obtain a quote on your behalf and liaise with them accordingly. There will be a 5-8 week decision period to gain building regulation consent.
